40ha project in area severely effected by the Black Saturday Bushfire of 2009. Gravity water is a feature with 32/50mm underground pipes a feature all supplied either from high level dam or tank storage. Tanks are partly buried with earth berms from cut reducing fire risk. Management Intensive Grazing is confined to ridge areas, reducing fuel loads. Managed forestry in valleys with grazing inside forests where slope permits. 6 x 720-800m2 north facing house lots overlooking valley dams. Each envelope will be developed up to earthworks stage allowing individual building & garden creation. Main gravity water supply also installed ahead of lot sales. Gravelled access services all building envelopes with grassed (mostly ridge) access serving the remainder of the property: the latter being suited to ATV or tractor use.
